Before making an offer in North Carolina, check five things: financing, representation, property records, inspection planning, and the contract’s money and deadlines. The goal is to know where questions remain before you commit.
1. Does your financing match the property?
Talk to your lender about the property you plan to buy, not just the price range. Condition, property type, insurance, and timing can matter. Ask what documents or reviews remain before final approval.
2. Who represents you?
Review the agency disclosure and any representation agreement before sharing sensitive negotiating information. Ask about services, term, compensation, and ending the agreement. Disclosure and a service agreement do different jobs.
3. What do the records say?
Review the deed, available survey, disclosures, restrictions, and parcel information with the right professionals. Ask about access and intended use. A seller’s description is a useful lead, not the end of verification.
4. What needs an inspection or specialist?
Plan the appropriate property checks and schedule them around your actual contract dates. Ask which systems are covered and which need separate review. Resolve important unknowns while you still have time to decide.
5. What money and deadlines are you agreeing to?
Have your agent and attorney explain your signed terms, payment obligations, and termination provisions. Ask what could remain at risk if you don’t close. Use the current agreement rather than advice based on someone else’s past transaction.
